The market’s receipt

Every BuyPulse number is a line item you can audit — a count, a median, a percentage — with the sample size right next to it. No proprietary confidence scores, no algorithmic estimates of what a home should be worth. Just what actually happened, to homes like the one you’re looking at, in the last 90 days.

Every row hides when its sample is below the floor — BuyPulse won’t publish a number off a thin sample. A missing row is information: it means this is an unusual home, and the standard read doesn’t apply.

The Buyer Leverage score

Buyer Leverage boils the cohort intel down to a single 0–100 read on your negotiating position. Base 50 (balanced market), capped at 5–95. Five NorthstarMLS-sourced factors move it — each one renders as a receipt line on the listing, so the number is never a black box.

Without a pace read (the time factor), the meter doesn’t render at all — the other factors alone can’t say whether waiting is hurting this seller. Honesty floor, not a missing feature.

What is the Buyer Leverage score?
Buyer Leverage is a 0–100 read on your negotiating position for a specific listing, based on five NorthstarMLS-sourced factors: how long the home has sat vs. the typical pace for similar homes, how much competition you have (active similar listings), what share of recent sales closed at or over asking, whether this seller has already cut (or raised) the price, and how the home’s price-per-square-foot compares to similar recent sales. Base 50 (balanced market), capped at 5–95. Every factor renders as a receipt line — no black boxes.
What does ‘homes like this one’ mean — how is the cohort defined?
BuyPulse compares a listing to other homes in the same city, same property type, and within ±25% of its list price. For single-family homes with enough data, it narrows further by style family — ramblers vs. ramblers, two-stories vs. two-stories. New construction is a hard wall: a new build’s comps are other new builds, and a resale’s comps exclude them. If the narrowed sample is too thin, BuyPulse widens to the full type-level cohort and labels it honestly.
How often is BuyPulse updated?
Every time you view a listing. BuyPulse queries live NorthstarMLS data — active inventory, pending sales, and closings from the last 90 days — on each page load. There’s no stale snapshot or weekly refresh. The numbers you see are the numbers that exist right now.
Why does BuyPulse say ‘too few have sold recently’ on some listings?
Because it won’t fake it. Every statistic has a sample-size floor: at least 3 active homes to report the field, 8 recent pendings for tempo, and 15 closings for the negotiation ratio. Below those floors, BuyPulse hides the row instead of publishing a number that would mislead you. A thin sample is information — it tells you this is an unusual home, and the standard playbook may not apply.
