    The home listing process should feel organized, clear, and calm. We guide you through every step of the real estate listing process so you always know what's happening, what's next, and what needs your attention — without overwhelming you with every behind-the-scenes detail at once.

    Phase 1

    Discovery

    We learn your home and the market it lives in.

      • We walk through your home together, learn your goals and expectations, and note updates, special features, and any prep items that may matter before listing.

      • We talk through timing, your preferred communication style, and any next-move details that affect the bigger plan.

      • We share simple guides and tools so you know what to expect at each step — no overwhelm.

    2. Research & Preparation Behind the Scenes

      We handle it· 1–2 days
      • We pull comparable sales, current competition, market conditions, public records, and property details so every recommendation is specific to your home.

      • When applicable, we gather mortgage payoff, property tax, special assessment, and other property details so you get a clearer estimate of potential net proceeds.

      → You receive: Comparable sales report + net-proceeds estimate tailored to your home.

    Phase 2

    Strategy

    We agree on pricing, prep, and the plan to win — together.

    1. Pricing Review & Listing Plan

      Together· 1 hour
      • We sit down with our research and talk through pricing, likely buyer expectations, current market conditions, and strategy options.

      • We help you prioritize any maintenance, repair, or update items — what matters, what doesn't, and what will make a real difference before listing.

      • We review photo preparation and provide guidance to help you get the home camera-ready.

      • We map out listing prep, photography timing, showing preferences, your launch date, and how we'll use buyer activity and feedback to adjust the plan.

      • We handle the listing paperwork and schedule your home photo session.

      • You make the final decisions. We provide guidance, market context, and a clear plan so you can move forward with confidence.

    2. Your Next Steps

      • Complete the prelisting forms we provide — email them back or leave them on the counter the day of the photo session.

    Launch

    We take your home live across every channel that matters.

      • We build a custom digital launch strategy around your home's features, location, property category, likely buyer profile, and current competition.

      • We write search-conscious listing copy that highlights what buyers care about — and strengthens how your home reads online.

      • We prep your listing for MLS exposure, portal syndication (Zillow, Realtor.com, and more), social media distribution, and enhanced visibility through our local real estate website.

      • Our site is built as a local real estate search and content hub, so your listing gets stronger property pages, local search relevance, and searchable neighborhood content — not just "post it on the MLS and hope."

      • We organize your photography, listing details, property highlights, MLS presentation, website placement, and social content so the launch lands.

      → You receive: Professional photos + search-conscious listing copy + custom launch strategy.

    2. Sign, Lockbox & MLS Launch

      We handle it· Launch day
      • The sign and lockbox go up shortly before your listing goes live.

      • Photos, listing details, showing instructions, and required documents are prepared for MLS launch.

      • On your listing start date, your home goes live on the Fargo-Moorhead ND/MN Statewide Northstar MLS.

      → You receive: Live MLS listing + syndication on Zillow / Realtor.com / our local search hub + sign + lockbox in place.

    Once Your Home Is Listed

    • Once your listing is live, we send you the link to review for any corrections.

    • We monitor showings, online activity, buyer interest, and agent feedback.

    • We request feedback after showings and share it based on your preferred update style.

    • You receive a monthly listing activity report. Prefer updates more often? Just let us know.

    • We discuss strategy adjustments if showing activity, feedback, or market response suggests a change.

    • We share marketing links and social posts with you when applicable so you can easily share from our original post.

    • Your listing is syndicated to major search sites like Zillow and Realtor.com. Each site controls its own update timing.
