What the Payment Calculator Includes
Unlike basic calculators that only estimate principal and interest, ours factors in the real costs Fargo-Moorhead buyers face:

What About Specials?
Special assessments are a unique factor in Fargo-area real estate. When a developer builds a new subdivision, the city finances infrastructure (roads, water, sewer, storm drainage) through special assessments passed to homeowners. They're separate from property taxes and typically run 15–20 years. How much house can I afford in Fargo-Moorhead?
Lenders typically qualify you using the 28/36 rule: housing costs up to 28% of gross monthly income, and housing plus all debt payments up to 36%. What is PMI and when does it go away?
Private mortgage insurance is an added monthly cost lenders charge when you put less than 20% down — typically 0.3% to 1.5% of the loan per year depending on credit score. It isn't permanent: lenders must drop it once you reach about 22% equity, and you can usually request removal at 20%.
How much are property taxes in Fargo vs Moorhead?
Effective property tax rates across the Fargo-Moorhead metro typically run near 1% to 1.3% of home value, on both sides of the river. The bigger local difference is special assessments: many newer North Dakota neighborhoods carry yearly specials for streets and utilities on top of base taxes — always check a listing's specials before comparing monthly costs.
How much down payment do I need to buy a house?
Less than most buyers think. Conventional first-time buyer programs allow 3% down, FHA allows 3.5%, and VA loans for qualifying service members require 0% down with no PMI. Twenty percent down avoids PMI entirely but is not a requirement to buy.
How much are closing costs in North Dakota and Minnesota?
Plan on roughly 2% to 3% of the purchase price for lender fees, title work, and prepaid taxes and insurance. On a $300,000 home that's about $6,000 to $9,000 in cash beyond your down payment — the calculator's Cash to Close figure includes an editable estimate.
Should I rent or buy in Fargo?
It mostly comes down to how long you'll stay. Buying carries one-time costs on both ends, so short stays favor renting — but each mortgage payment builds equity rent never does.
