It rates each one 0–100 on verifiable NorthstarMLS facts: time on market versus the area’s typical pace, the size and recency of price cuts, whether a previous sale fell through, and conditions flagged on the MLS listing itself. The score highlights the M Markdowns listings where the numbers suggest a buyer has the most negotiating room — describing the listing’s public track record, not any seller’s intentions.

Every point comes from a verifiable NorthstarMLS fact. Most active homes score near zero — no leverage signals at all. A home has to stack several signals at once to clear 50.

How the 0–100 score is built

Capped at 100. A home that has sat a long time but never cut its price is capped at 45 — time without movement isn’t leverage. A home that recently raised its price is capped lower still. Homes scoring 50+ earn the badge; 70+ means the facts are stacked.

What Makes a Home Offer-Ready?

Time is information. Every extra week a Fargo-Moorhead home sits past the area’s typical pace tells you something the asking price doesn’t — the market has seen it and hasn’t said yes yet. That’s not a verdict on the home; great properties sit for fixable reasons like an ambitious original price, an odd listing date, or photos that undersell it.

The Offer-Ready Score stacks the verifiable facts on top of the price cut that gets a home into M Markdowns: how long it has actually been on the market versus the local median, how much the price has already moved and how recently, whether a previous sale fell through, and any conditions flagged on the MLS listing itself. Homes scoring 50 or higher earn the badge, and the highest scores lead each list. A home that has sat a long time but never cut its price is capped below the badge, and a home that recently raised its price is capped lower still — time and firmness aren’t leverage. Days on market is computed from the original list date, fresh daily.

No — the score measures the listing’s public track record, not any seller’s intentions, and every seller’s situation is different. What it tells you is where the market facts — time, price history, a fallen-through sale — suggest an offer below asking is more likely to get a serious conversation.
