Most conventional loans require a minimum credit score of 620, while FHA loans may accept scores as low as 580 with a 3.5% down payment. VA loans have no official minimum. On a $300,000 home, expect roughly $6,000–$12,000 in closing costs. In some cases, sellers may contribute toward your closing costs as part of negotiation.
What are Fargo special assessments?
Special assessments are charges levied by the city of Fargo (and other ND cities) to pay for infrastructure improvements like streets, water, sewer, and sidewalks — typically in newer developments. They can add $1,000–$10,000+ per year to your housing costs on top of property taxes, and usually run for 10–20 years. Always ask about specials before making an offer. How do property taxes compare between North Dakota and Minnesota?
Property tax rates vary by county and city. In general, North Dakota property taxes tend to be lower than Minnesota's, but ND has special assessments that can offset the difference in newer neighborhoods. What is an HOA and do I have to pay it?

HOA fees in the FM area typically range from $50–$400/month depending on the community and what's included. Not every property has an HOA. Our representation typically costs you nothing extra — in most new-construction deals the builder pays the buyer's agent commission.
What are common special assessments on new construction in Fargo?
New developments in Fargo and West Fargo typically carry special assessments for streets, water, sewer, and storm drainage.
