How Neighborhood Matching Works

Pick a Fargo-Moorhead neighborhood you love, and we show you the three most like it, in the same city first. We compare it with 113 neighborhoods, every one in Fargo, West Fargo, Moorhead, Horace, Kindred and Mapleton with at least 3 homes for sale, pending or under contract, on seven traits from NorthstarMLS: median price, price per square foot, average year built, average home size, lot size, the share of new construction and the share of single-level homes.

Each trait is scaled from the lowest neighborhood in the metro to the highest, then weighted by how much it shapes a neighborhood's feel: median price counts most, price per square foot least. The closest overall profiles rank first, and the match percentage is that closeness, not a probability. When a neighborhood with the same feel lists for at least 3% less, it shows as “Same feel, for less,” even across city lines.

The result is a statistical “twin” — a neighborhood with the same character profile but a name you might not have considered. You might find that your favorite Fargo subdivision shares DNA with a neighborhood in West Fargo at a lower price point, or that a lakeside community in Moorhead matches a newer development in Horace. The tool surfaces connections that zip-code searches miss.

Data refreshes with every MLS sync — typically every five minutes. Medians and averages are computed from homes for sale, pending and under contract, so the matches shift as inventory changes. A neighborhood with ten listings this week may match differently than it did last month.

How do I find a neighborhood like mine in Fargo-Moorhead?

Which Fargo-Moorhead neighborhoods does it compare?

Every neighborhood in Fargo, West Fargo, Moorhead, Horace, Kindred and Mapleton with at least 3 homes for sale, pending or under contract, leaving out land, farms and listings under $1,000. A neighborhood drops out when it falls below 3 listings and comes back when it has them again.

What does the match percentage mean?

It is how close two neighborhoods are on the seven traits, not a probability. The closest profiles score highest, and scores top out at 97% because no two neighborhoods are identical.

Can I find a neighborhood with the same feel for less?

Yes. When a neighborhood with a profile close to yours lists for a median at least 3% lower, the tool shows it under “Same feel, for less,” even if it is in another city.

Why does it show neighborhoods in the same city first?

Most buyers who love a neighborhood chose its city too, for the schools, the commute or the taxes. So the three matches come from the same city when it has at least three; otherwise they come from across the metro.

How current is the neighborhood data?

It reads NorthstarMLS listings that sync every five minutes, so the matches shift as homes are listed, go pending and sell.
