Coming Soon is a real NorthstarMLS status: your home is submitted to the MLS and marketed publicly, but not yet available for showings — for a short window (up to about 21 days) before it flips to Active. It's on the MLS and syndicates to Zillow, Realtor.com, and the rest; it just can't be toured yet.

What it's not: a hidden "pocket" or "private" listing. Everything is on the MLS, visible to every agent and buyer. NAR's Delayed Marketing option makes that pre-market window fully Clear-Cooperation compliant.

So the real question isn't whether to go Coming Soon — it's what you do with the window.

That's the opposite of an off-MLS 'pocket' listing — nothing is hidden, so it stays fully Clear-Cooperation compliant.

Does listing as Coming Soon hurt my days on market?

No. Days on market don't start accruing until your home goes Active — the Coming Soon window doesn't count against DOM. That's the point: you get time to prepare, photograph, and build buyer interest without burning days on the market clock. Modern Market REALTORS® computes days on market from the date a home actually hits the active market, so your listing reads as fresh the day it goes live.

What's the difference between Coming Soon and a pocket or private listing?

A Coming Soon listing is on the MLS — submitted, public, and visible to every agent and buyer; it simply isn't showable yet. A pocket or private listing is marketed off the MLS, inside one brokerage's network, where most buyers never see it. We don't do off-MLS pocket listings: every home we market goes on the MLS, where the whole market can find it.

How long can a home stay Coming Soon?

In NorthstarMLS a home can be Coming Soon for up to about 21 days from listing entry, then it automatically moves to Active on its scheduled availability date. It's a short pre-market runway to build attention — not a place to park a listing indefinitely.

Will buyers see my home on Zillow while it's Coming Soon?

Yes — once it's on the MLS as Coming Soon it syndicates to Zillow, Realtor.com, Redfin, and the major portals, plus our own platform.
