Properties on Pelican Lake command premium prices due to the water quality and sandy shoreline — features that are increasingly rare on Minnesota lakes. The south end of the lake has some of the best beaches, while the north end offers quieter, more wooded lots. Prices soften only where supply can answer demand — near the metro, where Alexandria, Fergus Falls, and Osakis stay busiest at a quarter or more under contract, and in Detroit Lakes, the buyer's counterweight, with the deepest inventory on our board at 154 active and among the slowest to sell. They do not soften in Pelican Rapids, the most water-bound market we track, where 82 percent of its listings sit on a lake at a $795,000 median.
