When you search for a home in Fargo-Moorhead, the school question is never far behind the price question. Which elementary does this house feed into? Will my kids have to switch schools if we move across 45th Street? Is that new Moorhead school an option from this address?
Until now, answering those questions meant calling the district office, cross-referencing a PDF boundary map, and hoping the information was current. We built something better.
Every active listing in the Fargo-Moorhead metro on modernmarketrealtors.com is now matched to its assigned elementary, middle and high school — not by proximity, not by a national vendor's best guess, but by the same attendance-boundary data the school districts themselves use.
How it works
We licensed the official GIS attendance-boundary files from Clay County (covering Moorhead Area Public Schools) and the City of West Fargo (covering West Fargo Public Schools and Horace). For Fargo Public Schools we use the district's published boundary polygons. These are the same data sources the districts point families to when they call to ask "which school is my address zoned for?"
Every listing's GPS coordinates are tested against those boundary polygons — a technique called point-in-polygon matching. If a home sits inside the Bennett Elementary attendance zone, it is tagged Bennett Elementary School. Not "near Bennett." Not "close to Bennett." Zoned to Bennett.
Right now, 1,115 active homes across 32 elementary schools and three validated districts carry that assignment. Every one of them also shows the full feeder path: Elementary → Middle → High. On any listing, you can see the complete K–12 trajectory your child would follow from that address — and click through to every school in the chain.
Why the MLS can't answer this question
NorthstarMLS — the listing system every agent in the Fargo-Moorhead market feeds into — has an elementary school field. It is empty on virtually every active listing. Agents are not required to fill it, and most don't. That means any home search tool that relies on the MLS for school data is showing you nothing.
Every other local brokerage website in this market pulls from that same empty MLS field. None of them can tell you which school a listing is zoned to. Some have a district-level dropdown filter. None have per-school search. None show attendance boundaries.
How the national portals handle schools — and where they fall short
Zillow and Redfin do have school search. They are not small operations. But the way they build school data is fundamentally different from what we do, and the difference matters.
Zillow uses a national vendor called HomeJunction (owned by Pitney Bowes) to source its school boundary data. Their own help pages carry a disclaimer: "School attendance zone boundaries are subject to change. Check with the applicable school district." That is the corporate way of saying: we bought this data in bulk from a third party, and we can't guarantee it matches what your district says today.
Redfin links to GreatSchools for school information. GreatSchools itself relies on the National Center for Education Statistics (NCES) School Attendance Boundary Survey — a federal dataset that is updated on a multi-year cycle and does not capture new schools until they appear in the next survey wave.
That lag is not hypothetical. Moorhead's Dorothy Dodds Elementary is a new school. It was missing from national vendor datasets when it opened. We had it on day one because our data comes from Clay County GIS — the same source Moorhead Area Public Schools uses to draw the boundary. The same is true for Aurora Elementary and Brooks Harbor Elementary in West Fargo — newer schools that appear in our search because we pull from the city's own GIS, not a lagging national vendor.
There is another distinction worth noting. Zillow's school pages are titled "Homes for Sale Near Bennett Elementary School." Ours say "Homes Zoned to Bennett Elementary School." That is not a branding choice. "Near" is a radius. "Zoned to" is an attendance boundary. A house that is geographically near a school can be zoned to a completely different one — and in Fargo, where district lines do not always follow neat geographic patterns, this happens constantly.
Boundaries change — and just did
Fargo Public Schools redrew attendance boundaries for the 2026–27 school year. If you bought a home last spring based on a school search that used 2024 boundary data from a national vendor, the school assignment on your listing page may already be wrong.
Our system updates from the county and city GIS sources as new boundary data is published. National data vendors update on their own cycle, which can lag by months or years. For a family making a $400,000 decision partly based on which school a home feeds into, that gap is not trivial.

The question we keep hearing
Families relocating to the FM metro — from the Twin Cities, from out of state, from military reassignments at the Fargo Air National Guard — ask the same thing in different words: "Can we find a home in a specific school zone without having to figure out the boundaries ourselves?"
The answer used to be: not really. You could pick a neighborhood and hope it was in the right zone. You could ask your agent to call the district. You could squint at a PDF boundary map and try to match it to a street address.
Now you type a school name into the search bar and see every home zoned to it. The boundary work is done. The feeder path is mapped. The inventory is live.
Frequently asked questions
How accurate are the school assignments on your listings?
We use the same GIS boundary data that Clay County and the City of West Fargo publish for school districts. Every listing is matched by its GPS coordinates against those official attendance-zone polygons. The result is the same answer you would get if you called the district with your address. We recommend confirming enrollment eligibility directly with the school, as special programs and transfers can affect placement.
Why does Zillow say 'near' a school while your site says 'zoned to'?
"Near" typically means geographic proximity — a radius around the school building. "Zoned to" means the home falls inside the school's official attendance boundary. These are not the same thing. A home can be half a mile from a school and zoned to a different one entirely. Our assignments are based on attendance boundaries, not distance.
What happens when school boundaries change?
When a district redraws its attendance zones — as Fargo Public Schools did for 2026–27 — the updated boundaries are published through the county or city GIS. We pull from those sources, so our listings reflect the new boundaries once the official data is updated. National data vendors like the ones Zillow uses update on their own cycle, which can lag behind local changes.
Which school districts are covered?
We currently cover three districts with validated GIS boundaries: Fargo Public Schools, West Fargo Public Schools (including Horace), and Moorhead Area Public Schools. Together these districts cover every active residential listing in the Fargo-Moorhead metro. We plan to expand as we validate boundary data from additional districts.
Can I search by middle school or high school too?
Yes. We have pages for all 44 schools across elementary, middle and high school levels. Every listing shows the full feeder path — the elementary, middle and high school it is assigned to — so you can search at any level and see the complete picture.
Why doesn't my listing agent put the school information in the MLS?
NorthstarMLS has a school field, but it is not required and most agents leave it blank. That means tools that rely on MLS data for school information show nothing for the vast majority of listings. We solved this by building our own assignment engine using official GIS boundary data, independent of whatever the listing agent enters.
