West Fargo is the hottest pocket right now — over half of active inventory is already pending, and well-priced listings still move within a month. Inventory is up across the metro (787 active), but so are price cuts — nearly a third of Moorhead’s active listings have been reduced. The sweet spot for selection is $300–400K, where almost 1 in 3 listings sit. Horace is the quietest at 23% pending, though new listing pace there is actually picking up.
