Every fall the metro does the same quiet thing: the buyers who spent summer racing one another stop, and the leverage they'd handed to sellers drifts back across the table. This year the shift is unusually legible. More than 900 homes are active now, up from the low 800s in August, while the share already under contract falls where it counts — Fargo from nearly a third of its listings a month ago to 22 percent, Horace to 12. The cause isn't mysterious; it's arithmetic: with rates lodged near 7 percent, waiting costs a buyer little and buys them more to choose from. A cooling market also reveals which prices were propped up by competition and which by something sturdier. West Fargo is the tell — the tightest submarket in the metro, still 35 percent spoken for, proof that when the product is right the calendar doesn't matter. Moorhead is the other: the lowest median at $315,000, better than a third of its listings already cut.
