West Fargo and Fargo are running hottest right now — roughly 3 in 10 of their active listings are already under contract (West Fargo 31%, Fargo 29%). Metro inventory sits at 817 active, and the $300–400K band is still where the selection is, holding almost 30% of listings. Moorhead is the value-and-negotiation pocket: the lowest median in the metro at $315K, and 31% of its active listings have already taken a price cut. Horace looks quietest on paper at 18% pending, but it’s restocking fast — better than a quarter of its inventory came on just this month.
