Baxter is Brainerd's western twin and the commercial center of the Brainerd Lakes Area — the Highway 371 corridor where the whole region shops. It holds the newest housing stock of any market we cover in Minnesota lake country, minutes from Gull Lake without the lakefront price.

M Re-Intel: Lakes Market Intelligence — October 2026

If the metro is sorting by payment, lake country is sorting by shoreline, and the shoreline is winning. Waterfront homes that sold between May and September went for a $559,500 median, up 6.6 percent from last summer, on roughly a quarter more sales. Step back from the water and the story goes flat: the off-water median was $299,900, against $302,000 a year earlier. On asking prices the premium is 64 percent, $574,950 on the water and $349,900 off it. The reason is almost boringly simple. A builder can add houses and a lender can sweeten a rate, but nobody can add frontage. The season is closing on schedule: 1,554 homes are for sale, down from more than 1,600 a month ago, and new listings slowed to 386 in the past 30 days. What changed is the pace. September's lake sales spent a median 44 days on the market, up from 34 a year ago, so buyers who shop after the docks come out may find sellers more willing to talk. Leverage is uneven. Alexandria, Fergus Falls and Osakis are still moving, each with a fifth or more of its listings under contract. Detroit Lakes, with 146 homes for sale and just 9 percent spoken for, remains the buyer's counterweight. And Pelican Rapids, where 68 percent of listings sit on the water, asks a shoreline median of $825,000, a reminder that when the lake is the product, the calendar barely matters.

Why Buy a Home in Baxter, MN?

Baxter is the practical choice in the Brainerd Lakes Area, and the numbers show it plainly. Homes currently run from about $225,000 to $1,249,900, with a median near $388,500 — note the floor: the least expensive house for sale in Baxter costs more than the median home in Fergus Falls. There is no entry-level tail here because there is very little old housing stock. The median Baxter home was built in 1999, the newest of any market we cover, and 11 of the 63 homes on the market are new construction. For buyers who do not want to inherit somebody else's deferred maintenance, that is the whole argument.

Waterfront is a small and expensive slice rather than the main event: 13 homes, at a median around $770,000, the highest waterfront median of any market we serve outside the Whitefish Chain. White Sand, Perch, Whipple, and Sylvan are the lakes inside and around the city, and Gull Lake — the premium water of the region — is minutes northwest. The more interesting number is land. Buildable lots are close to 40 percent of active listings at a median around $169,000, which is two to three times what raw acreage costs in Aitkin or Grand Rapids. That is not a market being overpriced; it is a different product. These are serviced lots in platted subdivisions with utilities at the street, and they are why new construction here is a steady business rather than an occasional listing.

Baxter and Brainerd function as one town with a shared economy and a shared school district. Every listing in Baxter sits in Brainerd Public Schools, and Forestview Middle School is here in the city. What Baxter has that Brainerd does not is the Highway 371 and Highway 210 retail corridor, so groceries, hardware, medical clinics, and the regional shopping are at the doorstep rather than a drive. The Paul Bunyan State Trail runs through town on old rail grade. Brainerd is immediately east for the hospital and the historic downtown, the Twin Cities are about two hours south, and Fargo roughly two and a half hours west. The median annual property tax bill on a home here runs about $2,966, which is what newer construction on a serviced lot costs to own.

Neighborhoods in Baxter

Jacklitch Estates, Wildflower, Cedardale South, and Forestview Estates are the most active newer-construction addresses, most of them platted since the late 1990s. White Sand North and Perch Lake Estates put smaller-lake frontage and lake access inside the city. Whitney Oaks, Elder Acres, and Malloy Acres offer larger wooded lots on the edges of town, and the older Anderson and JMS additions hold the most accessible year-round homes in the market. Serviced buildable lots are a substantial share of the inventory here, which is unusual for a city this built-up.

Frequently Asked Questions

How much do homes cost in Baxter, MN?

Homes currently range from about $225,000 to $1,249,900, with a median near $388,500. There is very little entry-level inventory because there is very little old housing stock — the median Baxter home was built in 1999. Waterfront homes are a small, expensive slice at a median around $770,000. The live count and today's prices update daily above.

What is the difference between buying in Baxter and buying in Brainerd?

They function as one town, but the housing is different. Baxter is newer — median build year 1999 versus a much older stock in Brainerd — and it holds the Highway 371 retail corridor, so shopping and clinics are at the doorstep. Brainerd has the hospital, the historic downtown, and a wider price range including genuinely affordable older homes. Both are in the same school district.

What school district is Baxter, MN in?

Brainerd Public Schools, without exception — every active listing in Baxter sits in that district. Forestview Middle School is in Baxter itself. That makes Baxter one of the simpler markets in lake country for families, since the district does not change from one side of town to the other.

Is there new construction in Baxter?

Yes, and it is the most active new-build market of the northern communities we serve. Around one in six homes currently for sale is new construction, and buildable serviced lots are close to 40 percent of active listings at a median near $169,000. If you would rather choose the lot and build, there is real selection here.

Can I get lake property in Baxter?

Some, though it is the premium tier here rather than the bulk of the market. White Sand, Perch, Whipple, and Sylvan are the lakes in and around the city, and waterfront homes carry a median around $770,000. Most Baxter buyers do the opposite trade — an off-water home minutes from Gull Lake and a boat slip, for a fraction of the frontage price.

What are property taxes like in Baxter?

The median annual property tax bill on a home here runs about $2,966, the highest of the Brainerd Lakes communities — which reflects newer construction on serviced lots rather than a higher rate. Minnesota's special assessments tend to be smaller than the large specials in newer North Dakota developments. We show the tax figure on every listing page.

How much do you need to make to buy a house in Baxter, MN?

It depends heavily on your down payment, interest rate, and other debts, but as a rough guide: with Baxter's median list price around $410,000, a home near that price typically calls for somewhere around $105,000 to $130,000 in household income. Put more down or buy below the median and it drops; less down or a higher rate pushes it up. Run your own numbers on our home affordability calculator, and we'll help you get pre-approved so you know your real budget before you shop.

Is Baxter, MN a buyer’s or seller’s market right now?

Right now, Baxter is a buyer’s market — homes are selling for about 99% of list price in around 40 days, with roughly 6.2 months of supply, based on the last 90 days of NorthstarMLS closings. Fewer months of supply and homes selling near or above asking favor sellers; more supply and homes sitting longer favor buyers.
