M Re-Intel: Fargo-Moorhead Market Intelligence — November 2026
Rates finally blinked this fall. The bidding didn't come back. Freddie Mac's 30-year mortgage rate peaked at 7.40 percent on October 8 and stayed there a second week. By October 29 it had eased to 7.24 percent. The Federal Reserve held its own rate steady on October 28, though two of its twelve voters wanted another increase. On a $350,000 home with 20 percent down, the dip saves about $30 a month. That payment is still about $200 a month higher than a year ago, when the rate was 6.17 percent. So buyers aren't rushing. They're waiting, and the calendar is helping them. Just 19 percent of October's metro sales closed above the asking price. In September it was 30 percent, and last October 22 percent. The typical October sale still got 99.9 percent of its asking price, and it took 33 days. But 1,000 homes are for sale, and 43 percent have cut their price at least once. Fargo's listing count held flat in October, while its median asking price fell from about $395,000 to $379,000 in four weeks. Where you shop decides who has the leverage. Months of supply is how long today's listings would last at the current pace of sales: under four months favors sellers, and over six favors buyers. Between $250,000 and $350,000 there are 3.4 months, still a seller's market. Above $750,000 there are 11.2 months, a buyer's market. West Fargo is the tightest of the larger towns, with 2.9 months. From August through October, 29 percent of its sales went over asking, up from 18 percent a year earlier. Moorhead is where prices softened. Its median sale over those months was $263,750, down from $282,405 a year earlier, and 48 percent of its listings have cut. Redfin, measuring its own way through September, has prices flat in all three cities: Fargo at $313,000, West Fargo at $372,000 and Moorhead at $282,000. The rule for November: price it right and it sells in about a month. Price it for the spring market and it may still be listed when the snow melts.

Why Buy a Home in West Fargo, ND?
West Fargo has become the go-to destination for families relocating to the Fargo-Moorhead metro. The city’s growth over the past 15 years has been remarkable, driven by an award-winning school district, modern housing inventory, and a family-first community culture. Homes here range from $220,000 for townhomes to $700,000+ for custom builds, with the sweet spot for families around $300,000–$450,000.
West Fargo Public Schools is the primary draw. The district operates three high schools — West Fargo High School, Sheyenne High School, and Horace High School, the newest, opened in 2021 — along with highly rated elementary and middle schools. Which high school a home feeds depends on its address, not the city line: several south West Fargo neighborhoods, including The Wilds and Eagle Run, are zoned to Horace High. Class sizes are manageable, extracurricular programs are strong, and the community rallies around its schools. If schools are your top priority, West Fargo belongs on your shortlist.
The Sheyenne corridor has evolved into the social hub of the west side, with restaurants, breweries, shopping, and gathering spaces that give West Fargo its own identity separate from Fargo. Newer developments like The Wilds, Brooks Harbor, and Eaglewood carry much of the city's recent construction. Most inventory is less than 15 years old, which means lower maintenance costs and energy-efficient construction. The commute to downtown Fargo is 5–10 minutes, and Moorhead is 15 minutes away.
Neighborhoods in West Fargo

Frequently Asked Questions
What is the difference between Fargo and West Fargo?
West Fargo is a separate city with its own school district, city government, and community identity. While the two cities share a border, West Fargo is generally newer, more family-focused, and has a higher concentration of recent construction. Fargo offers more variety in housing age and style, a larger downtown, and more urban amenities.
Are West Fargo schools good?
West Fargo Public Schools is one of the top-rated districts in North Dakota. The district has three high schools — West Fargo, Sheyenne, and Horace — plus excellent elementary and middle school programs. The high school is set by address, not city limits: several south West Fargo neighborhoods, including The Wilds and Eagle Run, are zoned to Horace High School. The district’s growth has kept pace with the city’s population, with new schools opening regularly.
How much are homes in West Fargo?
Homes in West Fargo range from about $220,000 for townhomes and starter homes to $700,000+ for larger custom builds. The majority of family homes sell between $300,000 and $500,000. New construction is widely available and dominates the market.
Does West Fargo have special assessments like Fargo?
Yes. West Fargo is in North Dakota, so newer neighborhoods carry special assessments for infrastructure. The amounts vary by development but can range from $1,500 to $6,000+ per year. Always ask about specials when looking at new construction or recently developed areas.
How much do you need to make to buy a house in West Fargo, ND?
It depends heavily on your down payment, interest rate, and other debts, but as a rough guide: with West Fargo's median list price around $400,000, a home near that price typically calls for somewhere around $100,000 to $125,000 in household income. Put more down or buy below the median and it drops; less down or a higher rate pushes it up. Run your own numbers on our home affordability calculator, and we'll help you get pre-approved so you know your real budget before you shop.
Is West Fargo, ND a buyer’s or seller’s market right now?
Right now, West Fargo is a seller’s market — homes are selling for about 99% of list price in around 43 days, with roughly 3 months of supply, based on the last 90 days of NorthstarMLS closings. Fewer months of supply and homes selling near or above asking favor sellers; more supply and homes sitting longer favor buyers.
